The project encompasses the refurbishment and upgrade of the ground floor to provide a new double height entry and foyer, lobby, new café tenancy, new office tenancy, new external areas including terraces and forecourt.

LCI provided mechanical, electrical, hydraulics and fire protection services for the 251 St Georges Terrace Lobby refurbishment and has previously completed the fitout at 251 St Georges Terrace on Level 1, 2, 4, 5, 6, 7 and 8.

The project was challenging as the building façade was extended very close to the property boundary line and we are not allowed to have any services run outside of the property boundary line. As this is an existing building, installing new services that needs to be under the existing building floor slab is costly and usually avoided to lower cost. However, we still need to make sure rainwater from the new building façade does not cross over to the adjacent property as required by local regulation. A good understanding of rainfall patterns and calculation was required for us to come up with a precise hydraulic service design to maintain hydraulic functionality and still be within budget.

Thermal Simulations were also carried out to test the internal temperatures for various façade options. For this project, the thermal simulation assisted the decision-making process to ensure that the façade solution was optimised to reduce internal temperatures and overall energy consumption.
