Bay 14, South Eveleigh

LCI provided construction support for the Bay 14 project at South Eveleigh’s historic Locomotive Workshops. The redevelopment repurposes the 1880s-built site into a vibrant precinct featuring 23,000 sqm of modern office space and retail. This three-level building is set to become a hub for dining, shopping, and wellness, with an independent supermarket (Romeo’s Food Hall IGA), two Bodyfit gyms, pilates and yoga studios, and multi-purpose sports courts. Our prior involvement in the 70% D&C Tender documentation gave us deep insight into the construction requirements.

Scope of works delivered includes:

• Rectify non-compliant stairs and balustrades throughout
• Install new male and female amenities on the Ground Floor
• Upgrade amenities on Levels 1 and 2
• Address fire safety and accessibility compliance
• Refurbish common areas and thoroughfares to align with Bay 15 finishes
• Remove internal walls and ceilings in tenancy pods (GF, L1, L2) for open-plan layout
• Refurbish pods as per design
• Replace existing hydraulic lift with MRL system.

Key aspects of the refurbishment:

• Adaptive reuse: The project repurposes historic industrial buildings for modern use, blending old and new elements
• Heritage preservation: Heritage interpretation and conservation strategy were applied throughout the project
• Modern amenities: The project adds new, modern elements without disrupting the heritage nature of the site
• Sustainability: The site is powered by 100% renewable electricity from solar panels.
